    Inked: Recent LI real estate deals

    1 Montauk Highway, West Sayville

    The Healing Point LLC, an acupuncture practice, leased 2,600 square feet of medical office space at 1 Montauk Highway in West Sayville. Bryn Elliott of Signature Premier Properties represented the tenant, as well as the landlord, Jay And Teresa Guthrie LLC, in the lease transaction.

     

    2140 Pond Road, Ronkonkoma

    JPEX Medical Equipment Inc., a supplier of vital signs monitors and other equipment for the healthcare industry, leased 2,000 square feet of flex space at 2140 Pond Road in Ronkonkoma. Michael Zere of Zere Real Estate Associates represented the tenant, as well as the landlord, Danlie Associates Inc., in the lease transaction.

     

    91-1 Colin Drive, Holbrook

    Janvey and Sons, Inc., a supplier of janitorial supplies and equipment, leased 21,450 square feet of industrial space in the Sherwood Corporate Center at 91-1 Colin Drive in Holbrook. The company is relocating from its long-time home in Hempstead, where it sold its 30,000-square-foot building in February. Jason Miller and Jeffrey Schwartzberg of Premier Commercial Real Estate represented the tenant, while Aric Schachner and Lorraine O’Hara of CAMCO Commercial Real Estate represented the landlord, Sherwood Corporate Center LLC, in the Holbrook lease transaction.

     

    91-4 Colin Drive, Holbrook

    495 Express Foods, Inc., a wholesaler of fresh fruits and vegetables to restaurants and grocers across Long Island, leased 17,022 square feet of warehouse space in the Sherwood Corporate Center at 91-4 Colin Drive in Holbrook. The company is relocating from Bohemia. Aric Schachner and Lorraine O’Hara of CAMCO Commercial Real Estate represented the tenant, as well as the landlord, Sherwood Corporate Center LLC, in the lease transaction.

     

    99 Sunnyside Blvd., Woodbury

    Yellow Bus ABA Therapy Services, a therapy group that uses structured intervention programs to improve behavior, communication, and social skills in individuals with autism, leased 7,200 square feet of office space at 99 Sunnyside Blvd. in Woodbury. Chip Entwistle of ACC Space represented the tenant, while Tim Parlante served as in-house representative for the landlord, Feil Organization, in the lease transaction.

     

    198-250 Route 25A, East Setauket

    Brixmor Property Group, a publicly traded real estate investment trust, purchased the 41,720-square-foot retail complex on 4.03 acres at 198-250 Route 25A in East Setauket for $17.25 million. Known as West Shopping Center, the property is fully occupied. The sale price equates to a 7.2 percent cap rate. Brixmor was self-represented, while Lee Rosner and Neil Crawford of NAI Long Island represented the seller, Dinoffer & Tobias LLC, in the sales transaction.

     

    88 Sunnyside Blvd., Plainview

    88 Sunnyside Inc., an affiliate of a Nassau County-based nonprofit organization, purchased the 29,726-square-foot building on 1.26 acres at 88 Sunnyside Blvd. in Plainview for $5.45 million. The building is about 65 percent occupied and the buyer plans on occupying the available vacant space. Chip Entwistle and Daylan Bisram of ACC Space represented the buyer, as well as the seller, SSB LLC, in the sales transaction.
