    Five-story multifamily project in Portland land use review intakes | June 10, 2024

    A weekly list of highlights from commercial land use review activity in Portland by the Bureau of Development Services in the prior week.

    Early assistance application

    Address: 10400 N. Vancouver Way

    Applicant: Peter Stott of Market Express

    Owner: Richardson Land & Investment Company LLC of Yakima, Washington

    The site currently has several buildings, large parking and exterior storage areas, landscaping and vehicle parking areas. The site also has an access drive used by other lots. The proposal calls for two separate additions to the main office building totaling 1,284 square feet, plus the addition of a fuel station and a cover for existing equipment.




    Type 1 procedure (historic resource review) pending

    Address:
    801 S.W. Fifth Ave.

    Applicant: April House of Paroline & Associates of Bellevue, Washington

    Owner: Pac-Hill Limited Partnership

    Plans call for the addition of new signage similar to the previous tenant’s; it would match the building standard. No building finishes or materials would be changed.




    Type 2 procedure (adjustment) pending

    Address: 1919 S.W. Nebraska St.

    Applicant: Gene Bolante of Studio 3 Architecture

    Owner: Hills 1 PDX LLC

    Plans call for construction of a five-story, 40-unit multifamily building with a main-floor lobby, a mail area, and tenant amenity space. The building would be four stories along Nebraska Street, with three additional units below the main entry grade and facing Bertha Boulevard. Stormwater would take place in a lined planter.





    Type 1 procedure (design review) pending

    Address: 1130 N.W. 22nd Ave.

    Applicant: Phillip Kitzes of Centerline Communications of Maple Valley, Washington

    Owner: Good Samaritan Hospital Medical Center

    A new wireless facility would be installed on the existing building’s rooftop. The equipment would be in two areas and include: antennas, radios, GPS, batteries (emergency backup), cabinet and other ancillary items necessary for operations. Both areas would be screened with fiberglass-reinforced polymer matching the color and texture of the building’s facade.




    Type 2 procedure (nonconforming situations review) pending


    Address: 2915 S.E. Belmont St.

    Applicant: Margo Rettig of Urban Patterns

    Owner: Sunnyside Building LLC

    A small addition is proposed to the existing single-story, 775-square-foot office building to enhance accessibility, energy efficiency and indoor air quality. Currently, the building connects to a 600-square-foot accessory structure via an uncovered deck. The proposal calls for adding 225 square feet to the primary structure and replacing the deck with an enclosed vestibule.
