    Perched on the edge of Portland’s Pearl District, Watermark at the Pearl is a luxurious senior living development. The 16-story, 328,000-square-foot tower offers 140 independent living units, 77 assisted living units and 20 memory care units, each designed to provide a high-end home experience for residents.

    The design of Watermark brings together a range of amenities and care options within a single, elegant structure. The tower’s four-story base, spanning a city block, houses a variety of ground-floor amenities that connect residents to the neighborhood below. Residents can access a spa and salon, state-of-the-art fitness center and four restaurants. Resident apartments range from studio to two bedrooms. There are 149 parking stalls available.

    One of the standout features of Watermark is its outdoor spaces, designed to provide a sense of tranquility and connection with nature. Residents can enjoy a meditation garden or gather on the fourth-floor terrace, enjoying panoramic views of the city skyline and the Willamette River. The integration of outdoor spaces ensures that residents at every level of care have access to fresh air and natural beauty.


    The project’s use of materials is a nod to both the past and future, with brick employed in traditional and modern ways depending on the building’s orientation. The tower is positioned near 13th Avenue where it wouldn’t cast a shadow on the courtyard of a neighboring development to the north. This also leaves more light on a neighboring site for another development in the future.

    From a sustainability standpoint, Watermark features a nearly 100 percent green roof coverage, high-depth plantings on nearly every elevated level, bird-safe glazing and high-performance exterior walls featuring brick and installed on a rain screen system. Planters placed around the base of the building contribute to bio-retention of stormwater.

    The project’s construction safety program included a specialized fall rescue training program hosted onsite using Walsh Construction’s life-size weighted mannequin, Rescue Randy. The training was required for all self-performing crews on site and provided a replicable program for future projects to ensure the safety of all workers.
