    Statesville public hearing for 600-acre housing developed postponed

    STATESVILLE, N.C. (QUEEN CITY NEWS) — Statesville neighbors will have to wait to publicly address a proposed 600-acre housing development.

    A public hearing was scheduled for Monday’s City Council meeting, for the expansive property between Shiloh and Nabors roads southeast of the city. The land is currently zoned as Residential Agriculture, but developer BRD Land is requesting to change it to High Density Multi-Family Residential.

    Commissioners voted to push the proposal’s first-reading public hearing back to Sept. 16. There also will be a corresponding vote to annex the property into Statesville city limits to utilize city services.

    City officials reported 50 people attended a community meeting on March 13. There were concerns about privacy, noise, wildlife, traffic, lot size, price range, and more.

    The developer aims to build a total of 1,378 single family and multi-family homes under the city’s Cluster Subdivision development pattern, which allows a minimum lot size of 4,000 square feet, opposed to the normal minimum lot size of 5,000.

    Preliminary plans show several areas of open space are being proposed. These include two amenity centers with a pool, cabana, and playground area; several pocket parks, landscaped seating areas and play areas, trails, and greenway.
