    Charlotte ZIP code named ‘hottest’ in Southeast by real estate website

    CHARLOTTE, N.C. (QUEEN CITY NEWS) — Homes are a hot commodity all over Charlotte, but especially so in one of the city’s ZIP codes.

    According to a study from Realtor.com , the 28277 ZIP ranks as the 26th “hottest” in the country. It covers the Ballantyne area in south Charlotte, as well as Piper Glen and Waverly.

    The rankings take into account two aspects of the housing market in the first half of 2024:

    • Market demand, as measured by unique viewers per property on Realtor.com, and
    • The pace of the market as measured by the number of days a listing remains active on Realtor.com.

    The study indicates that homes in the hottest ZIPs saw 3.7 times the page views per property on average, and homes sold more than a month faster compared to the typical U.S. home.

    The 28277 ZIP is the highest in the Southeast and the only in the top 50 from the Carolinas. Homes there have 2.6 viewers per property and a median of 26 days on the market before sold. The latter is lower than the 32 days for Mecklenburg County’s data overall, according to the Canopy Realtor’s Association.

    Meanwhile, seven of the 10 hottest ZIP codes on the list are in the Northeast, with three coming from Massachusetts and two in New Jersey.

    Realtor.com says while some buyers are looking for a deal in a given area, others are less concerned about keeping the price low. And that pricier markets also may be especially attractive to high-earning buyers looking to relocate from a bustling business hub to somewhere with a more holistic appeal.

    The median list price for the ZIP from January to June was $661,000, compared to $480,000 for the county in that time frame.

    While sales prices continued to climb locally – median being up 6.4 percent from the same period in 2023 – other factors show a drop in demand. The number of closed sales fell 7.1 percent and inventory in June was up 42.7 percent from June 2023.
