    $120M Queen Creek development announced

    The Switchyard, a newly announced $120M mixed-use project in Queen Creek that will include a Postino, is set to break ground later this year.

    Real estate development company, Creation, announced that the project, located on the northeast corner of Ellsworth and Ocotillo roads, will blend restaurants, retail spaces, offices and multi-family housing, according to a company press release.

    Expected to break ground in the fourth quarter, Creation stated that it has already secured the first two leases for the Switchyard, including the wine café Postino, and The Porch, “a retro-inspired” pub.

    Postino will take up 3,800 square feet and The Porch will have an 11,900-square-foot space that includes an outdoor patio.

    "Queen Creek is seeing significant demand for true mixed-use development that integrates living, working and social spaces, and The Switchyard aims to meet those needs in this growing community,” stated David Sellers, co-founder of Creation, in the release.

    The Switchyard will encompass 10 acres with 54,000 square feet of restaurant, retail and office space.

    “This exciting project helps bring the vision of our downtown core to life,” stated Queen Creek Mayor Julia Wheatley in the release. “With specialty restaurant and retail, along with boutique office, The Switchyard will offer a variety of options for residents and visitors in the heart of our community.”

    Dallas-based GFF Design is the project’s architect and Phoenix and Dallas-based LGE Design Build will construct The Switchyard. The development will open in phases, with the first phase expected to be completed in early 2026.

    In addition to The Switchyard, Creation has a number of new projects underway in the Valley, including Park Algodon in Phoenix, Thunderbird Commerce Park in Scottsdale and Nexus Commerce Center in Tempe.
