Reno’s north side is getting another large commercial facility.

Los Angeles-based Standard Real Estate is developing 11 acres on North Virginia Street for a 180,000-square-foot industrial building, according to the company.

Reno’s location and favorable business climate have fueled a boom in logistics and industrial projects since the recession. Lindsay Louie, a principal with Standard Real Estate, cited Reno’s growth into a commercial hub as a key factor in the decision to do the project.

“Reno’s burgeoning status as a strategic distribution node has spurred growth in the manufacturing, logistics and data center space, and has led to a more diversified industrial base that will be beneficial to the success of this investment,” Louie said.

Standard Real Estate is targeting tenants looking for less than 100,000 square feet, a segment that is seeing strong demand, Louie said.

Other properties on the North Virginia Street corridor include fulfillment and distribution centers for Amazon, Chewy and OnTrac.

The project is being developed in partnership with Mohr Capital. Chairman Bob Mohr praised the location's proximity to U.S. 395 and Reno’s North Valleys, which he described as "a very tight submarket in one of the best industrial markets in the country.”

Commercial developers have been eager to scoop up any remaining parcels within Reno. The city is also seeing plenty of commercial real estate activity on its southern end, including a massive 88-acre industrial project on South Virginia Street at Mount Rose Highway, across from The Summit mall.

The Standard Real Estate project will be a single-story building with 32-foot-high ceilings and 25 docks positions. The facility will be targeted at logistics and distribution tenants. Standard Real Estate is eyeing completion sometime in the third quarter of 2025.

Standard Real Estate has offices in Los Angeles and Washington, D.C. Other projects by the firm include the Apopka Business Center in Orlando, Florida, and a 17-acre parcel in the Village of Woodridge, Illinois.
