One of the Mediterranean’s largest marinas is getting even bigger.

Porto Montenegro is opening a new “avant-garde neighborhood” for yachters looking to put down permanent roots by Kotor Bay. Located on the site of a former Synchro lift and shipyard hangar, Synchro Yards is the third of five planned neighborhoods set to open in the marina and is due to be completed in 2026. It comprises two distinctive condominiums that represent the height of marina living.

“Our vision is to position Porto Montenegro as the premier luxury yachting destination in the Mediterranean, setting a new standard for waterfront living,” David Margasson, managing director at Porto Montenegro, said in a statement. “By introducing our latest neighborhood, Synchro Yards, we are expanding our offerings to include exceptional residences designed for yacht enthusiasts.”

Perched on the shores of Boka Bay, Aeris offers 22 residences over five floors. Designed by global architecture studio Woods Bagot, the building is inspired by the sea and the superyachts that grace it. The fluid wooden decking, angular balconies, and copper-colored metalwork evoke contemporary vessels, enabling yacht owners to feel connected to their passion even while on dry land.

Aeris residences range from a standard one-bedroom apartment to a glitzy four-bedroom penthouse. Each abode offers panoramic views and all the requisite mod cons. Owners can enjoy amenities like a private pool, a resident-only beach club, and a high-tech fitness center. The Aeris team will also provide personalized service, from valet parking to concierge assistance.

Adjacent to the Aeris lie the IVO Hotel and Residences . Named after Montenegrin explorer Captain Ivo Visin, the property is a five-star take on coastal living. The 25 residences, managed by the Rare Finds hotel, range from studios to three-bedroom penthouses. Owners will, of course, have access to all the hotel amenities. Aeris owners get a free run of the IVO amenities, too.

Beyond accommodation, Synchro Yards will feature an entertainment venue, multiple restaurants, a beach club, and shared workspaces. Porto Montenegro also has plenty to explore. The marina is outfitted with 481 secure berths that can welcome vessels ranging from 20 to 820 feet, while the lively village center is brimming with cafes, waterfront restaurants, and upscale boutiques. It is also home to an epic naval museum with over 300 rare artifacts.

“Porto Montenegro is a year-round sanctuary where modern lifestyles blend with the grandeur of yachting, supported by a diverse community of over 40 nationalities,” Margasson adds. “Our aim is to provide residents and visitors with luxury and unique experiences that enrich their maritime lifestyle, creating a place where the spirit of adventure and the elegance of superyacht living come together.”

Porto Montenegro has already welcomed the neighborhood of South Village. Boka Place will open soon, and North Village and Park Gardens will debut after that. Stay tuned.
