    Mission Valley Office Building Sold to Illinois Buyer for Nearly $10 Million

    Aerofund Financial Plaza, a 48,571-square-foot multi-tenant office building on over 1.3 acres in Mission Valley, has been sold for $9.8 million, a brokerage has announced.

    Located at 4025 Camino del Rio S, the three-story, U-shaped building was 100% leased to nine tenants across a mix of industries and sizes.

    The property was acquired by CES Remington, LLC, based near Chicago. The buyer was represented by Brandon Keith of Voit Real Estate Services.

    Jeffrey Cole, Nico Napolitano, Mark Avilla and Brooks Campbell of Cushman & Wakefield’s Capital Markets and Private Capital groups in Southern California collaborated to represent the unnamed seller in the transaction.

    “Aerofund Financial Plaza is an extremely efficient asset. It provides quality and unique office space that sets it apart from other buildings in the area – offering large balconies overlooking a common area, subterranean parking, fantastic views and immediate freeway access while the smaller units require limited tenant improvements,” said Napolitano, a senior director.

    He added that Mission Valley is “currently undergoing a large revitalization aided by significant institutional capital investment” and said the seller is “exchanging the proceeds of the sale into a higher profile mixed-use project in the area.”
