    Repurposing Office Spaces: Solving Washington's Housing Crisis

    Converting offices to housing is a potential solution to address Washington's housing crisis. Think about it for a moment, how many office buildings in your region are empty? How many office buildings are being utilized?

    What if the empty office buildings could be repurposed for housing the homeless or providing temporary emergency shelters? Would this make a difference? There are varying opinions regarding this idea.

    Utilizing Existing Infrastructure Office buildings are already constructed, and converting them into residential units can be quicker and less resource-intensive than building new housing from scratch. It would save both time and money to repurpose unused office buildings into apartments and condominiums.

    Adapting to Changing Work Patterns With the rise of remote work, many office spaces are underutilized. Repurposing these spaces for housing can make better use of the available real estate. Many have gone to working from home and the state, as a whole, is adapting very well to this idea.

    Increasing Housing Supply Converting office buildings can help quickly increase the supply of housing, potentially easing the housing shortage and stabilizing or reducing housing costs. Look at any city in Washington State after dark and you’re sure to see at least one homeless person and depending on the city, you may see large groups of homeless persons who are in need of a safe environment to recover from addictions, poverty, and other medical issues that are beyond their control.

    Urban Revitalization Transforming office buildings into residential units can bring more residents into urban areas, boosting local businesses and revitalizing neighborhoods. It’s more economical to revamp a building that is already in place as opposed to tearing it down and rebuilding an entirely new structure.

    Of course, there are opposing challenges that may make this more difficult. Such things include:

    Zoning and Regulatory Issues Changes in zoning laws may be required to permit residential use of commercial buildings. These require applications and some changes to the zoning laws and may take some time to confirm.

    Design and Infrastructure Office buildings may need significant modifications to meet residential standards, such as adding kitchens, bathrooms, and appropriate utilities. Lincoln County shows us a prime example by their recently revamped former clinic into condominiums. This required some redesigns but resulted in some lovely apartments/condominiums. These units are a prime example of how unused office buildings can be turned into lovely living situations.

    Market Demand The demand for housing and the willingness of developers and investors to undertake such projects. While zoning restrictions and building codes must all be adhered to, it’s important to remember that such projects can greatly reduce the burden of homelessness and the need for more housing in the state of Washington.
