    Homes in St. Joseph County sold for higher prices recently: See how much here

    Newly released data from Realtor.com for February shows that potential buyers and sellers in St. Joseph County saw houses sell for slightly higher than the previous month's median sales price of $186,935.

    The median home sold for $187,500, an analysis of data from Realtor.com shows. That means February, the most recent month for which figures are available, was up 0.3% from January.

    Compared to February 2023, the median home sales price was down 1.3% at $187,500 compared to $190,000.

    Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

    Looking only at single-family homes, the $187,500 median selling price in St. Joseph County was up 0.4% in February from $186,830 the month prior. Since February 2023, the sales price of single-family homes was down 1.3% from a median of $190,000.

    Three single family homes sold for $1 million or more during the month, compared to three recorded transactions of at least $1 million in February 2023.

    Condominiums and townhomes decreased by 21.3% in sales price during February to a median of $188,046 from $238,956 in January. Compared to February 2023, the sales price of condominiums and townhomes was down 15.2% from $221,815. No condominiums or townhomes sold for at least $1 million or more during February.

    In February, the number of recorded sales in St. Joseph County rose by 13.2% since February 2023 from 288 to 326. All residential home sales totaled to $44.7 million.

    In Indiana, homes sold at a median of $228,129 during February, up 2.5% from $222,463 in January. There were 7,181 recorded sales across the state during February, down 6.5% from 7,680 recorded sales in February 2023.

    The total value of recorded residential home sales in Indiana decreased by 5.5% from $1.2 billion in January to $1.2 billion this February.

    Out of all residential home sales in Indiana, 0.56% of homes sold for at least $1 million in February, down from 1.29% in February 2023.

    Sales prices of single-family homes across Indiana increased by 3% from a median of $223,373 in January to $230,000 in February. Since February 2023, the sales price of single-family homes across the state was up 1.9% from $225,706.

    Across the state, the sales price of condominiums and townhomes dropped 8.8% from a median of $210,937 in January to $192,446 during February. The median sales price of condominiums and townhomes is down 20.9% from the median of $243,219 in February 2023.

    The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
