    Longtime gym, racquetball club in South Plainfield eyed for redevelopment. Here's the plan

    SOUTH PLAINFIELD – A warehouse and office space may replace a former racquetball club here that shuttered in 2022.

    SSEO Plainfield, Inc. is seeking preliminary and final major site plan approval and bulk variance and design waiver relief to permit a change of use to the property at 219 Saint Nicholas Ave., which previously housed The Club at Ricochet.

    The property is improved with a two-story and a one-story masonry building connected by a breezeway corridor. It contains 148 parking spaces with site circulation facilitated by way of three interconnected parking areas with two driveways providing ingress and egress to Saint Nichola Avenue, according to documents filed with the borough.

    The approximately 4.41-acre property has 319.54 feet of frontage on Saint Nicholas Avenue in a industrial zone.

    The project includes rehabilitation of the interior of the larger of the two existing buildings on the property into an approximately 27,545-square-foot warehouse; the demolition of the second smaller building and the construction of a 7,758-square-foot three-story office building. Both buildings will remain connected through the existing breezeway corridor.

    The applicant is proposing to reconfigure two of the three existing parking areas, in addition to providing a new loading/unloading area to service the proposed warehouse building. The third existing parking area to the east of the property is proposed to remain unmodified.

    The project also includes additional associated site improvements, such as onsite drainage collection system improvements and landscaping and lighting improvements.

    A public hearing on the application is scheduled for the 7 p.m. July 9 Planning Board meeting.
