    Prime Group Albany LLC Takes Ownership of 1653 Central Ave.

    COLONIE — The Village of Colonie Planning Commission approved the change of ownership for 1653 Central Ave. during its meeting on Tuesday, Aug. 6.

    Brad Plom, representing Prime Group Albany LLC, appeared before the Commission to confirm that his company had recently purchased the building. Plom assured the Commission that no changes to the site or building were planned.

    During the discussion, Commissioner Kenny Hart raised concerns about the existing site plan and potential easements. Plom clarified that Prime Group Albany LLC was unaware of any alterations made by the previous owner, Central Storage Solutions, and emphasized that the site remains a storage facility.

    The Commission approved the change of ownership unanimously, with the understanding that any future changes to the site would need to be brought into compliance with the approved site plan.

    Ownership of 1729 Central Ave. Transferred to Pakamro Properties

    COLONIE — The Village of Colonie Planning Commission approved the change of ownership for 1729 Central Ave. on Tuesday, Aug. 6.

    Ali Khan, the new property owner, presented his case to the Commission, explaining that he had purchased the building in September 2023 from Ray Tidball, who continues to rent the salon on the first floor.

    Khan informed the Commission that he has no plans to make significant alterations to the property, other than cosmetic improvements to enhance its appearance. The second floor, which features a small one-bedroom apartment, remains unoccupied.

    Commissioner Hart requested that the building department verify that no changes have been made to the site plan since the purchase. Following this discussion, the Commission unanimously approved the change of ownership.

    Towne Pizza Plans Expansion at 1693 Central Ave.

    COLONIE — Plans to convert a former sub shop at 1693 Central Ave. into a pizza restaurant moved forward on Tuesday, Aug. 6, as the Village of Colonie Planning Commission reviewed the proposal from Towne Pizza owner Frank Guerra and architect Tony Dadamo.

    The proposed plan includes seating for 24 patrons, with Guerra estimating a maximum of six employees during peak hours. The Commission addressed various aspects of the plan, including parking availability, seating arrangements, and the placement of grease traps, which were not included in the initial site plan submission.

    Commissioners agreed that the pizza restaurant is an allowable use under village code but requested that Guerra submit a revised site plan incorporating the grease traps, dumpster placement, and an accurate seating plan. Final approval will be contingent upon the submission of these updates.

    Rarick HVAC’s App Deferred Pending Revised Site Plan

    COLONIE — The Village of Colonie Planning Commission delayed its decision on Rarick HVAC’s application for warehouse storage and office space at 1698 Central Ave. during its Tuesday, Aug. 6 meeting, citing concerns about the accuracy of the submitted site plan.

    John Rarick, the business owner, appeared before the Commission to explain his intended use of the property. However, discrepancies between the site plan and the actual use of the site, including the presence of trailers and a lack of green space, led the Commission to withhold approval.

    Commissioner Hart emphasized that outdoor storage is not permitted in commercial areas of the village, while Village Attorney Victor Caponera noted that the application did not align with the approved site plan. The Commission instructed Rarick to resubmit a revised site plan that accurately reflects the current use of the property before the application could be reconsidered.
