    Plans for New Hotel Near Shiloh Road Presented to College Township Planning Commission

    College Township Planning Commission on Tuesday received an overview of a final land development plan for a new extended-stay hotel near Shiloh Road.

    A 115-room Home2 Suites by Hilton is the first development in the planned Shiloh Commercial Park near the intersection of Shiloh and East Trout roads, next to Maxwell Truck and Equipment.

    College Township Council in June approved a final subdivision plan for phase 1 of the commercial park. The plan subdivides two properties owned by Ed Maxwell into three lots: two fronting Shiloh Road and behind those a 3-acre lot where the hotel will be constructed.  A second phase is expected to create four more commercial lots ranging from 1.6 to 5.4 acres further back on the property, according to a sketch plan review in 2023 .

    The four-story hotel will include an indoor pool, said Mark Toretti, of project engineer PennTerra. According to the company's website, Home2 Suites by Hilton typically offer saline pools, one-bedroom and studio suites, in-room kitchens, free breakfast, pet-friendly suites, a market, gym and outdoor amenities.

    Access to the property, as well as the other two lots in phase 1 of the commercial park, will be on a private driveway named Kali Lane, which will extend from East Trout Road. The hotel will have multiple entrances, with a drop-off area at the main entry.

    East Trout Road will be extended behind the hotel lot as part of phase 2 development of the commercial park and will provide a secondary access to the hotel. Until then a gravel drive will be put in.

    Parking for 129 vehicles —exceeding the 127 required by zoning— will be located on all sides of the building. It will include seven ADA spaces and charging stations, each with the ability to charge two electric vehicles at a time.

    Sidewalks around the hotel will tie into a planned sidewalk system extending from Kali Lane to East Trout Road.

    Public water and sewer will be extended to the property. An off-site stormwater basin will be located on the nearby Clair property to the northeast of the development.

    With the Dale Summit area expected to see further development, PennDOT has been conducting an analysis of traffic infrastructure needs on the Shiloh Road corridor. Toretti, however, said it appears a traffic light will be required at the intersection of Shiloh and Trout/East Trout roads for the hotel development.

    "It is anticipated that for this to go in that the traffic signal will probably need to be installed for the hotel, just on our initial numbers," Toretti said. "There’s some discussions that maybe that can be delayed until future development, but it probably needs to be installed when the hotel is ready to go."

    The planning commission unanimously recommended conditional approval of the land development plan by College Township Council.

    Potential tenants for other lots in the commercial park have not been identified. Maxwell said last year that “there’s been some interest,” but nothing had been finalized.

    Home2 Suites is one of at least eight new hotels in some stage of development in Centre County.

    Nearby on Dreibelbis Street, a Holiday Inn appears to be nearing completion after a long delay.

    On Benner Pike in Benner Township, construction recently began on a Tru by Hilton , also being developed by HAMCO, next to the G.M. McCrossin office and across from Bellefonte Lanes. Just down the road at the Amberleigh Lane intersection, ownership group SAI 21 broke ground in June for a dual-brand Avid Hotel and Candlewood Suites .

    The long-awaited Bellefonte Waterfront project , another HAMCO-affiliated development that will include a yet-to-be-named hotel, is now expected to break ground by next spring.

    In State College, preliminary work has begun on a Canopy by Hilton as part of the Town Centre project on South Allen Street, and developers have submitted final plans for Nittany Residence Club , a condominium hotel to be constructed on the site of the former BioLife building at the corner of West Beaver Avenue and South Allen Street.

    Patton Township in May approved final plans for an unnamed long-term stay hotel near the intersection of Fox Hollow and Bernel roads , about 1.5 miles from State College Regional Airport.

    The Nittany Lion Inn also will return to the county's hotel inventory in September after undergoing extensive renovations under new ownership.
