    Final Plan Approved for New Hotel Near Shiloh Road

    College Township Council recently approved a final land development plan for an extended-stay hotel to be located near Shiloh Road.

    The 115-room Home2 Suites by Hilton, which is being developed by State College-based Hospitality Asset Management Company, will be the first development in the planned Shiloh Commercial Park near the intersection of Shiloh and East Trout roads, next to Maxwell Truck and Equipment.

    Council unanimously approved the land development plan at its Aug. 1 meeting, about two weeks after College Township Planning Commission recommended conditional approval .

    Earlier this summer, council approved a final subdivision plan for phase 1 of the commercial park. The plan subdivides two properties owned by Ed Maxwell into three lots: two fronting Shiloh Road and behind those a 3-acre lot where the hotel will be constructed.  A second phase is expected to create four more commercial lots ranging from 1.6 to 5.4 acres further back on the property, according to a sketch plan review in 2023 .

    The four-story hotel will include an indoor pool, Mark Toretti, of project engineer PennTerra, said during the July planning commission meeting. According to the company’s website, Home2 Suites by Hilton typically offer saline pools, one-bedroom and studio suites, in-room kitchens, free breakfast, pet-friendly suites, a market, gym and outdoor amenities.

    Access to the property, as well as the other two phase 1 lots, will be on a private driveway named Kali Lane, which will extend from East Trout Road. The hotel will have multiple entrances, with a drop-off area at the main entry.

    A secondary access on the other side of the hotel lot will be created when East Trout Road is extended during future development of the commercial park.

    Parking for 129 vehicles will be located on all sides of the building. It will include seven ADA spaces and three charging stations, each with the ability to charge two electric vehicles at a time. On recommendation of planning commission, several of the ADA spots were moved to have closer access to the building's elevator.

    Sidewalks also will be installed, connecting to Kali Lane and East Trout Road.

    A traffic signal will eventually be needed at the intersection Shiloh and Trout roads for the commercial park, and it was initially thought it would be required for the hotel development. Toretti said at the Aug. 1 meeting, however, that a traffic engineer concluded the hotel alone did not trigger the traffic light requirement.

    With the Dale Summit area expected to see further development, PennDOT, in cooperation with College and Benner townships, has been conducting an analysis of traffic infrastructure needs on the Shiloh Road corridor.

    Toretti said discussions have been underway for "equitable sharing of the cost" among multiple developments for traffic improvements, so that the first development isn't carrying the cost alone.

    Still, the hotel will necessitate road widening, a deceleration lane and center turn lane approaching the intersection.

    "We want the geometry of the of the road improvements to work with the traffic signal, because it will be coming for the other lots on this project," Toretti said.

    Home2 Suites is one of at least eight new hotels in some stage of development in Centre County.
