Just Sold: Pheasants Forever buys land to preserve

Pheasants Forever Inc., based in St. Paul, has paid a private owner nearly $5.2 million for 931.55 acres of Stearns County farmland it plans to develop into animal habitat and public recreations areas known as the Haggman Waterfowl Production Area (WPA) Addition.
“It’s going to take a while to get this done,” said Jared Wiklund, director of communications for?Pheasants Forever, explaining that the timeline is slated to stretch over a number of years, with finished tracts conveyed to the U.S. Fish and Wildlife Service. The project includes more than 155 wetlands encompassing 355.17 acres. The largest will be 133 acres, according to a narrative describing the undertaking.
The surrounding uplands already contain prairie chicken populations, many waterfowl and shorebird species. Additionally, the water retention and cleansing capabilities of the restored wetlands will contribute to increased water quality for the southern Red River Valley, according to Wiklund. The project was made possible by Pheasants Forever, the Minnesota Prairie Chicken Society and other partners.

A direct call between buyer and seller led to a $3.67 million sale in Plymouth, according to the certificate of real estate value filed with the state after the June 28 closing.
The 45,766-square-foot industrial building was developed in 1980 on 5.86 acres at 15301 Highway 55. It has two dock doors, two drive-in doors and 12 feet of clear height. Willow Properties #26 LLC in Wayzata acquired the site from Jagodzinski Properties LLC in Corcoran. The price works out to $80.19 per square foot. The property has three tenants in place.
Hudson Brothen, executive director, and Danny McNamara, director, with the Bloomington office of Cushman & Wakefield weren’t involved in the sale but are helping the new owner with leasing the remaining 9,843 square feet of vacant space.
