    Large residential development to bring mix of housing types to southern Brunswick

    A conditional rezoning will make way for a more than 1,500-home mixed-use community in Sunset Beach.

    With "Angels Trace," developer Logan Homes looks to bring a mix of single-family homes, townhomes, apartments, senior apartments and build-to-rent homes to Sunset Beach. The multi-year, multi-phase project will also feature a few acres for commercial uses.

    A request to conditionally rezone the roughly 400-acre site, located between N.C. 179 and Old Georgetown Road, was approved by the Sunset Beach Town Council in June. A conditional rezoning differs from a conventional, general rezoning in that specific conditions are imposed upon the zoning. In this case, the rezoning was approved to allow for the site-specific conditions for this development.

    Angels Trace is planned on a 396.88-acre property and will feature 816 single-family homes, 128 townhomes, 288 apartments, 192 senior apartments and 80 build-to-rent homes. Another 3.6 acres of the property will be reserved for commercial uses. The development will create an overall density of 3.8 dwelling units per acre and will not exceed 1,504 residential units.

    The site plan submitted to the town also indicates areas of the development could be reserved for religious institution and civic uses.

    According to the development agreement considered and approved by the town, the developer intends to annex the land into Sunset Beach. The added property tax from the development would generate around $1 million in revenue for the town, the agreement outlines.

    According to the project's site plan, water and sewer services for the development will be provided by Brunswick County. Just over 68 acres of land will be reserved for recreation space, and 111 acres will be open space, the site plan indicates.

    In November 2022, the town's planning board approved a preliminary plat for a 1,034-single-family development on the property, which would have been allowed by right under the property existing zoning. The project never moved forward.

    The multi-family and mixed-use nature of the Angels Trace proposal required a conditional rezoning.

    The conditional rezoning request was presented to the town's planning board in March. The board recommended the project for denial to the town council. The council ultimately approved the conditional rezoning and development agreement in June.

    The approval is not an authorization to construct, as various other federal, state and county approvals and permits are required.
