Former Home of Popular Totoway Business to be Sold

TOTOWA, NJ – The property that once housed Fontanarosa Gourmet Specialty Foods at 86 Lincoln Ave will go up for sale.

Fontanarosa was a beloved local business known for its fresh pasta, sauces, and other Italian specialties. The closure of Fontanarosa in 2016, left a void in the community, and now, with the upcoming sale of the property, it signifies the next chapter in the site's history.

Measuring approximately 3,999 square feet (0.09 acres), the property includes is a mixed-use building with both retail and residential components. The Borough of Totowa has determined that there is no public purpose for retaining the property. According to an appraisal by Marshall Stevens, a firm retained by the Borough Council, the property has a fair market value of $530,000. The property will be sold to the highest bidder through a public sale, with the buyer responsible for all costs related to the sale, including legal, survey, and environmental fees.

“The sale of the property will bring a new business or residents to the town,” Mayor John Coiro said. “I’m sure the winner of the auction bid will spruce up the property.”

The ordinance outlines several conditions for the sale, including that the property will be sold "as is" and that the buyer will be responsible for a non-refundable 10% deposit of the fair market value. Additionally, any new construction on the property will require the necessary approvals.

The finalization of the sale is expected to take place soon, with the borough preparing contracts for the interested buyers.
