    Affordable senior housing coming to Teague

    Teague Seniors LTD, a new high-quality, affordable townhouse complex for rental residents 55 and older, will be built in Teague on U.S. Hwy. 84 and ready for occupancy by September.

    Teague Economic Development officials, Chief of Police and Interim City Secretary De-Wayne Philpott and developer Emanuel Glockzin Jr. broke ground on the six-acre construction site in the 700 block of U.S. Hwy. 84 Thursday, Feb. 8.

    Construction laborers worked clearing and leveling the land simultaneously.

    “I think it would be appropriate to call them luxury residences,” said Glockzin, who has developed similar-style Texas properties in Kennendale, Hunstville and El Campo. “These are going to be A-quality.”

    All the 32 units in Teague will feature front and back doors and nine-foot celings with one-bedrooms renting for $650 and two-bedrooms for $795 plus utilities with water, sewage and garbage service included in the rent. There will be an equal number of oneand two-bedroom units, and all will be one-story living spaces.

    The one-bedroom units will be 1,000-square-feet, and the two-bedroom 1,150-square-feet. All units will have washer and dryer connections, central heat and air and be high efficiency living spaces.

    Although the development is styled as affordable, there are no income restrictions for renting one of the units, according to Teague EDC President Stephanie Burns. “Anyone can rent them,” she said. “They just need to be able to pay the rent.”

    Burns said there are other affordable rental complexes in Freestone County for seniors, but this is the first one to be considered a luxury style. “We think this is really a big deal for Teague, and we are looking forward to it.,” she said. “We want to help the developer anyway we can.”

    Glockzin said applications will begin to be taken about 30 days prior to the project being finished. Interest is expected to be strong because “the 55-plus age group catches a lot of people,” he said.

    As of July 1, 2022, an estimated 333 million people lived in the United States with roughly 36 percent being 55 and older, according to U.S. Census Bureau statistics.
