3 Texas Cities Where You Can Buy Spacious Homes for $100K or Less

Ever since the COVID-19 pandemic of 2020, places all across the country have see home prices skyrocket. This includes Texas, which has some of the most affordable cities in the nation in which to buy a home. At the start of 2020, the average price of a home in Texas was $219,411, according to Zillow. But as of July 2024, that average has jumped more than 40%, to $308,121.
Still, that means the average price of a home in Texas is about 15% cheaper than the U.S. median home price, and housing remains quite affordable in a wide swath of the state. In fact, in some Texas cities — including the three listed below — you can still snag a decent-sized piece of real estate for $100,000 or less .
If you’re a fan of the great expanses of West Texas, Big Spring might appeal to you. The city of over 27,000 offers the benefits of a metro area within the plains and rolling hills of Texas. Outdoor enthusiasts enjoy the lakes, parks and trails in and around the city, which offer everything from swimming, biking and hiking to boating and more.
Those looking for housing here will find lots of affordable options. According to BestPlaces, the median home price in Big Spring is just over $122,000. But there are options for under $100,000, including a two-bedroom, one-bath, 1,073-square-foot home for just $84,900. Situated on a large 8,407-square-foot lot, the starter home comes with a fireplace, hardwood floors and a large backyard.
Situated along the Oklahoma border about two hours north of the Dallas-Fort Worth area lies Wichita Falls, which offers plenty of amenities and affordable housing. Wichita Falls offers attractions ranging from its namesake museum of art to the Professional Wrestling Hall of Fame, but it also boasts historic architecture, beautiful parks and a dynamic art scene. Home to an Air Force base and three separate colleges, Wichita Falls has an energy that many smaller cities lack.
If you’re willing to put in the work, you can find some excellent values in the fixer-upper segment of the Wichita Falls housing market. One example is the 1,974-square-foot, four-bedroom, 2.5-bath home sitting on a huge 9,845-square-foot lot for just $83,000 that’s currently available. The home certainly needs its share of work, but at that price, it could be a great opportunity for the right buyer.
For those looking for something a little more move-in ready, there’s currently a two-bedroom, one-bath, 864-square-foot home selling for an even $100,000. While the home is not necessarily “spacious,” you’re still getting a lot of value from this home, which is 95% remodeled from the kitchen to the bathroom. If you wanted to add some more square footage to the home, you could perhaps add an extension.
Vernon, Texas
With a population of about 10,000 residents, Vernon offers small-town charm while still having the amenities to make it a pleasant place to live. Located about halfway between Amarillo and Dallas-Fort Worth in north central Texas, Vernon hosts a variety of attractions and museums, along with a wide range of community celebrations and events throughout the year. And it has a median house price of $78,200, per BestPlaces.
If you’ve got $85,000 to spend on a home, there’s a nice two-bedroom, two-bath option in Vernon that boasts 1,415 square feet of living space. Centrally located in a quiet neighborhood, the home features a detached, two-car garage and a fenced yard. Unlike with most homes, this price includes most of the appliances you might need, including a dishwasher, refrigerator, gas stove and microwave.
If you prefer a little more space and an additional bedroom and are willing to part with a bathroom, there’s a home in Vernon selling for $99,500 that might be more your speed. The three-bedroom, one-bath house has 1,560 square feet of living space and a spacious living area, well-appointed kitchen and a backyard oasis, all within close range of local parks, schools, shopping and dining options.

It can be a stretch to find a spacious, quality home for under $100,000 in any city, but there are certainly options across Texas. While some level of compromise should be expected within these narrow parameters, if you’re willing to put a bit of work into your new home, or perhaps trade off a bit of size for something more finished, you might be surprised to see how far $100,000 can stretch in the great state of Texas.
