An Augusta hotel on a portion of Washington Road coping with a shifting homeless population is being put up for sale.

The dual-branded Red Roof Inn/HomeTowne Studios at 3030 Washington Rd. first appeared on the real-estate website Crexi on May 6.

The 138-room hotel's asking price is $4.9 million.

The hotel is part of the cluster of hotels, restaurants and other businesses near Interstate 20's Exit 199. Business owners around the exit complained to the Richmond County Sheriff's Office in July 2023 about persistent crime in the area that they say stems from the movements and habits of unhomed people occupying the area.

Some businesses have closed or moved, such as 2 Boys Pizza and Grill. It operated next door to Red Roof until the owner shut down and reopened in Columbia County earlier this year.

The Red Roof opened in 1986 as a Hampton Inn, changing brands to Red Roof by 2017.

A second hotel nearby, the Days Inn by Wyndham Augusta at 3020 Washington Rd., has been for sale since January. according to Crexi.
