    South Bend Expands Housing with New Developments

    SOUTH BEND, Ind. — In response to a growing demand for housing, the City of South Bend is adding new rental units, catering to diverse income levels.

    Mayor James Mueller emphasized the need for varied housing options, as the city celebrated the opening of The Hill apartments, a 69-unit upscale rental building in Downtown South Bend. Rent for a one-bedroom apartment starts at over $1,200, while studio units, designed to be more affordable, begin at just under $1,000.

    Caleb Bauer, the city's director of community investment, highlighted the city's critical need for more housing across all income levels. “Our study shows a significant demand for low-income housing,” Bauer stated. However, high-end apartments like The Hill are also essential, aiming to attract high-income earners, thereby freeing up moderate-income units.

    Repurposing a former medical office, The Hill received a $14 million investment, including tax increment financing. Griffin Johnson, manager for NDQOZB, LLC, noted the efficiency of repurposing existing buildings, allowing quicker utilization of funds. Johnson also hinted at future plans for townhomes adjacent to The Hill.

    Despite these developments, the high demand for low-income housing remains. Bauer provided updates on additional projects: 

    *The Monreaux: A $16 million investment by developer Devereaux Peters, supported by low-income housing tax credits, is in the design phase. This 60-unit building will include 46 income-qualified units.

    *Diamondview and Stadium Flats: Developed by Real America Services, this project will break ground this summer, featuring 150 units, 60 of which are designated as affordable housing.

    *The 87: Near Notre Dame, this off-campus student living facility with 300 units will open before the next academic year, developed by Toll Brothers.

    *South Bend Thrive: A new low-income apartment complex by South Bend Heritage, with details yet to be disclosed.

    These developments aim to address South Bend’s housing needs, offering a mix of high-end and affordable living options.

    South Bend City limits in 2024 is one extreme to the other. It's no place to raise children.

    I wouldn't call $1200/month lo income worthy. Lo income is less than $500/month...Come on South Bend you're better than this...or maybe not!!
