    First Phase Of Lofts Downtown Nexton Opens To Public

    BERKELEY COUNTY, S.C. – Sharbell Nexton, LLC (Sharbell) announced Tuesday the opening of the first phase of the Lofts Downtown Nexton, a collection of luxury apartments in the urban-inspired mixed-use community serving Nexton and the surrounding region, with phase two set to break ground later this summer.

    Located at the intersection of Metropolitan Avenue and Sigma Drive, phase one of the Lofts Downtown Nexton offers 64 loft-style rental residences, ranging from approximately 760 to 1,541 square feet. These residences feature a mix of one-bedroom, one-bedroom with den and two-bedroom units, most of which include balconies and open-plan living, dining and kitchen spaces.  The building is also equipped with a private elevator lobby to ensure easy access for all residents.

    Residents will enjoy a range of amenities, including two fitness rooms, meeting and office workstations, a large fifth-floor lounge with a kitchen that opens to the expansive rooftop terrace – the first in Nexton – featuring outdoor grilling stations ideal for gatherings. The Lofts are also located above a vibrant mix of ground-floor commercial, dining and service establishments including Wakey Bakey Bagel Cafe, Clean Your Dirty Face, 1933 Wine and Spirits, Tavern 33, iNails, Revive Health Studio and Rita’s Italian Ice, with additional business coming soon.

    Groundbreaking for phase two of the Lofts Downtown Nexton is scheduled for September 2024. This phase will include two mixed-use buildings, each featuring 36 residential units in the upper four floors, including three-bedroom residences, and a private elevator lobby. Additionally, each building will have approximately 11,500 square feet of retail, restaurant and service establishments on the ground floor. Phase two will also include the community clubhouse amenity complex, resort-style pool, dog park and a 1,100-square-foot ground-floor fitness center.

    “The opening of phase one and the groundbreaking of phase two of the Lofts Downtown Nexton, together with the upcoming completion of our first Atelier Downtown Nexton office building, brings our vision for a walkable live, work, play downtown for the entire Nexton community to life,” says Sharbell President Thomas Troy. “We look forward to expanding our array of community-centric retailers to further serve those living and working nearby.”

    Upon completion, The Lofts will offer a total of 193 residential units, including a mix of one-, two- and three-bedroom residences, located over approximately 60,000 square feet of mixed-use commercial, service, restaurant and retail space.

    Situated on nearly 100 acres between Sigma Drive and Brighton Park Boulevard, Downtown Nexton will provide retail, dining, hospitality, residential, service, office and commercial options within walking distance of many of Nexton’s neighborhoods.

    The following contractors and consultants have been selected to develop phase two of the Lofts Downtown Nexton: Seamon Whiteside Engineers , Feinberg and Associates , Middleton Associates Architects , Hill Construction and Landmark Construction .
