What's that being built along Vance Avenue near South Main in Downtown Memphis?

You might have noticed a four-story building going up catty-cornered from The Chisca on Main in Downtown Memphis.

The construction site at the intersection of Vance Avenue and Second Street is the future home of a 112-room Home2 Suites by Hilton.

Maryland-based developer Baywood Hotels is planning to open the hotel later this year. According to Hilton's website, the hotel, located at 139 Vance Ave., will open in October.

It's been a long time in the making for the Home2 Suites. In 2016, plans for a Homewood Suites were in discussion for site . In February 2020, Nimesh Patel of Baywood Hotels filed a construction permit for a proposed $12 million four-story hotel at 135 Vance Ave . Vance Holdings LLC filed a construction mortgage on March 2022 for $15,277,200, according to the Shelby County Register of Deeds. The construction site has since been consolidated to include three parcels of property at 356 Mulberry St., 0 Mulberry St. and 139 Vance Ave.

Initial foundation and ground work didn't begin at the 0.87-acre lot until summer 2022. Several construction permits for addresses at 135 and 139 Vance Ave. have been filed with the Memphis and Shelby County Division of Planning and Development in association with the project. The most recent permit was filed in March for electrical work at the site. The property extends from the Vance Avenue and Second Street intersection along Mulberry Street, and stops at the WLOK Radio building. The property is directly behind Slider Inn's South Main Street location and WKND Hang Suite at 115 Vance Ave.

Baywood Hotels is also working on the 116-room AC Hotel project in East Memphis at 6582 Poplar Ave. A new construction permit was filed with the Memphis and Shelby County Division of Planning and Development for the AC Hotel project in March. The estimated cost of construction for the five-story hotel is $10 million, according to the permit application.
