    Covenant Health snags Springbrook Farm spot for $12.6 million

    Knoxville-based health care nonprofit Covenant Health purchased roughly a dozen acres along Hall Road last month. An asking price of $12.6 million earned the group a spot in Alcoa’s Springbrook Park development, further rounding the offerings of the future city center.

    The land, which runs along North Hall Road across from Food City on Tesla Boulevard, was previously owned by TN Alcoa Primary LLC, the group that owns the Springbrook Farm development site. Deed information obtained by The Daily Times shows the property changed hands on July 31, with a signature by Covenant Health President and CEO Jim Vandersteeg.

    Covenant Health Chief Communications Officer Jeremy Floyd provided a written statement to The Daily Times in response to questions about land use and development timeline.

    “Springbrook Farm is an excellent site for innovation and future growth in Blount County,” he wrote. “As the area’s largest local health care provider, Covenant Health is pleased to expand our investment in the local community and partner with physicians to bring high-quality, affordable healthcare to this convenient location.”

    The purchase, he said, “builds on Covenant Health’s model of providing the right care at the right time and the right place.”

    Permitted uses for the land under the current zoning code include “professional, personal and business services and offices,” “health offices and facilities” and a range of other commercial uses.

    Although specific project details are sparing at present, Alcoa and Springbrook Farm developer RealtyLink have been working to build out more of the former Aluminum Company of America site over the last several years. City staff are now eyeing road extensions in the area, and the completion of a sewer line along the proposed Mill Street area will open up even more room for development.

    Across the street from Covenant’s new property, the Vital at Springbrook apartment complex has reached 70% capacity. Nearby Food City has been serving customers since 2022. Restaurants including Kickback Jack’s, Texas Roadhouse and Taco Bell have rounded the offerings on the other side of the development.

    The site master plan includes a mix of restaurants, single-family homes, offices and more. A representative of RealtyLink did not respond by press time.
