    The Prince William Board of County Supervisors has greenlit the development of a new, vibrant subdivision in Bristow, marking a significant addition to the residential landscape of the area. With unanimous approval, the project is set to introduce over 200 new homes, catering to diverse housing needs within the community.

    Divided into two adjacent parcels along Nokesville Road, the development showcases a thoughtful layout that maximizes space and accessibility. Bristow Crossing, the northeastern segment, promises a blend of 172 townhomes and 15 detached single-family homes, strategically positioned to complement the existing Avendale subdivision and the revered House of Prayer church. Meanwhile, Bristow Corner, occupying the western end, will offer 63 single-family homes along with a community clubhouse and playground, fostering a sense of togetherness among residents.

    A key highlight of the project is its emphasis on walkability and connectivity. Ample sidewalk space ensures pedestrian-friendly access to the nearby Bristow Center Shopping Plaza, boasting essential amenities such as a Harris Teeter grocery store, shops, and restaurants. Furthermore, the inclusion of open green spaces and walking trails enhances the neighborhood's appeal, promoting an active lifestyle amidst suburban tranquility.

    With housing affordability being a pressing concern, the developer, JR Real Estate Group LLC, has made commendable efforts to address the issue. The range of housing options, from townhomes to single-family dwellings, caters to varying budgetary constraints, with a portion of units earmarked as affordable workforce housing. Representatives with the developer, Fairfax-based JR Real Estate Group LLC, said the single-family detached homes will start around $900,000, while the townhomes will range between $300,000 and $600,000, with the lower-priced units deemed by the county as affordable workforce housing.

    While concerns regarding school overcrowding loomed over the decision, the board ultimately deemed the benefits of additional housing stock paramount. Chair Deshundra Jefferson underscored the significance of expanding homeownership opportunities, emphasizing the enduring allure of the American dream.

    In rezoning the land from agricultural to mixed-residential, the board has not only endorsed progress but also reaffirmed its commitment to meeting the evolving needs of Prince William County residents. As construction commences, the new subdivision stands poised to enrich the fabric of the community, embodying the ethos of growth, inclusivity, and opportunity.
