    Apartment firms probed in Arizona operate thousands of units in Oklahoma

    Authorities are investigating nine major apartment landlords for allegedly conspiring with a software company to illegally raise rents in Arizona, including three companies responsible for a combined 39 apartment communities with thousands of units in Oklahoma.

    The District of Columbia attorney general's office is also going after the software company, RealPage Inc. , and 14 D.C. apartment owners and managers for alleged rent-fixing, as fallout continues over what many consider excessive, COVID-related rent increases, assailed by President Joe Biden and others.

    RealPage aids landlords in a kind of "dynamic pricing," also called "surge pricing" or "peak pricing," where customers pay more during periods of high demand, with rents reset daily.

    I used to lease apartments in OKC. The fuller they got, the higher the rent. Many companies use this program. The managers can accept the suggested price or change it to lower it, up to 10%. However, they could only adjust it so many times before corporate raised hell. They pay a lot of $$$ for this program. Everything they changed the price, they had the leasing agents call other comparable apartments to get their pricing. Many times the Managers would call the other apartments and readjust the prices so everyone's prices would match. Tuesday, Wednesday, and Sunday would always have higher prices. Each apartment company would offer special bonuses to leasing staff if they rented at a higher rate. They would offer the customers specials like a $100 deposit, 18-month leases, and 1/2 off pet fee (basically you don't get the fee back because it isn't a deposit).
