    Sixth marijuana shop up for local permit approval Tuesday

    PORT HURON — Another marijuana retail shop may be in the works in the city — this time at the site of a former bank on 10th Street.

    An application for the required special use permit and rezoning of an adjacent parcel is on Tuesday’s agenda for Port Huron planning commissioners.

    If approved, applicant MS Industries, LLC, would be developing the sixth marijuana establishment to take steps to open in Port Huron over the last year and a half.

    Messages to the representatives of MS Industries were not immediately returned as of Friday, and it was unclear when the prospective operator anticipated opening its doors for business.

    According to its application, the property, 1814 10th St., has been vacant for eight years. It includes a drive-thru window and was most recently a Flagstar Bank, and it’s also roughly 2,300 square feet in size. Plans refer to the establishment as Leaf and Bud Port Huron.

    The rezoning request is for the lot immediately north of the old bank site and at the corner of 10th and Division streets. It would rezone the lot from an R-1 district, which is for single- and two-family homes, to a C-1 district for general business.

    The vacant site would make room for parking at the cannabis establishment with 39 spots total.

    The proposed floor plan for the retailer shows a layout with a public entrance vestibule, waiting area, and two restrooms, with a sales area and a U-shaped restricted counter separated by swing doors. There would also be restricted offices and employee spaces, as well as stairs to the establishment’s vault.

    Exterior plans show a paige façade with black fiberglass roof shingles and insulated glass windows with aluminum frames.

    Local land owner and landlord Keith Gurnsey has owned the 10th Street site since 2018. According to a document in Tuesday’s agenda materials, he entered into a real estate purchase agreement with Michigan Wellness Partners, LLC, which in turn has a contingent lease with MS Industries.

    MS Industries was not the original approved provisional licensee whose application named the 10th Street address — that was Portage Acquisitions — but holders can transfer the license to another entity if they notify the city clerk under the ordinance approved by voters in 2020.

    The license for 1814 10th was first approved for Portage Acquisitions, LLC, which had several other addresses OK’d for a future marijuana shop, including at 515 Wall St.

    Planning commissioners signed off on a special use permit for that site in May, and as of this summer, work appeared to be underway for the property — long-vacant next door to the American Legion near downtown.

    Two other entities have been approved for permits at 10th Street and Lapeer Avenue, as well as 1033 River St. The latter, dubbed the Exhibit, was advertising an opening this month after a fire delayed its start late last year.

    Meanwhile, JARS Cannabis at Quay Street and Huron Avenue opened for business downtown last winter, and Moses Roses at 1600 Pine Grove Ave. opened this spring.
