North Carolina resident Elizabeth Morosani said she rents her properties to local pet owners on an Airbnb -style platform called Sniffspot.

While many Sniffspot users rent out their backyards, Morosani has made most of her income boarding horses, reports CNBC .

Morosani, who lives on a 108-acre farm with her four dogs, told the outlet that she began the rental process in November 2020 to connect with other pet owners.

However, the side hustle soon turned out to be a massive source of income for Morosani, who, in the first half of 2024, earned an average monthly income of $7,100.

In May alone, Morosani reported that she brought in $8,400.

“I didn’t think it’d be this popular, this successful,” Morosani, 50, said to the outlet.

“It’s allowed me to bank some money, [and to] be more aggressive with helping my local humane societies … If you have space and the ability to give a private experience to individual dog owners, there’s definitely room for everyone to do this.”

According to the woman, Sniffspot takes roughly a quarter of the profits while the remaining funds go toward maintaining the parks and her profit.

Since starting, Morosani has hired an assistant and used some of the funds to buy supplies for the animals she fosters.

Morosani told CNBC that she first discovered Sniffspot in 2020 while watching a segment about it on Good Morning America .

Then, Morosani and her husband decided to use a four-acre plot of land that was leased to her father to create a space for pet owners to escape.

According to Morosani, she had her first reservation 30 minutes after listing the old airstrip in Fletcher, North Carolina.

Morosani told the outlet that those looking to start their side hustle should follow only two rules.

Number one: skip the expensive stuff.

    Side hustles and tax implications

The extra income made from side hustles may need to be reported to the IRS.

If you receive more than $600 in gross payouts from a selling platform like eBay, the site will issue you a Form 1099-K to use in your tax return.

Individuals should calculate their adjusted gross income, taxable earnings, and deductions for the year.

Once they have that, they can use the 1040-ES form to calculate estimated taxes.

“I put [out] Adirondack chairs from Lowe’s, thinking people could use them to sit in the shade,” she said.

“Many of them ended up in ditches and a nearby creek.”

Morosani’s second rule is to leave the gusts alone.

“Most clients are grateful their dogs can be dogs without pressure from people or other dogs,” Morosani explained.

“This allows them to get out and be in nature.”

Morosani said that she primarily communicates with her guests via Sniffspot and uses a Ring camera to inspect the park.

According to the pet lover, her main driving force is helping dogs and other pet owners find a place to take a break from the hustle and bustle of the ever-growing city.

“When I read [positive] reviews, I almost cry,” Morosani gushed.

“Not long ago, someone told me that [their visit would be on] their dog’s last day on Earth. [Owners] have held birthday parties and invited all their friends. Things like that just make you go, ‘Oh my god, I’m helping. I’m doing it.’”
