Home sales in San Diego County increased in July following a slow June, according to data compiled by the Greater San Diego Association of Realtors.

Resale single-family home sales were up almost 9% in July compared to June. Townhomes rose almost 7% from the previous month. Single-family home sales increased over 7% compared to July of 2023.

The median price of single-family homes dipped nearly 3%, but remains above the $1 million mark in July. Townhomes and condos are at around $700,000.

Compared to a year ago, the price of all home types is up about 9%.

“We expect sales to continue to rise and look forward to seeing the continued impact of additional families gaining access to generational wealth through home ownership,” said SDAR President Spencer Lugash.

The most expensive single-family property sold in July was a custom estate in Rancho Santa Fe that sold for $15.5 million. Built in 2019, the home has five bedrooms, eight bathrooms and a cabana between a resort pool and a small golf course.

The two zip codes with the most sales ere 92028 (Fallbrook) and 92056 (Oceanside East), each with over 40 single-family home sales in July.
