A Landmark Reimagined: From Schoolhouse to Luxury Home

In a captivating twist of history and luxury, the iconic Washington School House in Park City, UT, is poised for yet another transformation—this time as a lavish family residence. Priced at $31 million, this historic gem is set to redefine elegance and versatility in the real estate market.

Built in 1889, the property began its journey as a schoolhouse, evolved into a vibrant dance hall in the mid-20th century, and most recently operated as a boutique hotel under the stewardship of Tom and Marcy Holthus. The Holthuses, who initially intended the building as a private residence upon purchasing it in 2009, decided instead to share its splendor with the world by converting it into a distinguished hotel.

A Glimpse into the Past and Present

The current listing, managed by Gretchen Hudgens and Lucy Harrison of Hudgens and Harrison, and Windermere Real Estate/Luxury Portfolio International, offers a unique blend of historic charm and modern luxury. The building underwent a meticulous renovation in 2012 by its owners, who also manage a hotel in France’s Loire Valley. They stripped the property "to the studs" and redesigned it into a 12-room hotel adorned with global artifacts and furnishings, including a gold-gilded mirror from a French opera house and a custom chandelier encrusted with Swarovski crystals.

Spanning 11,763 square feet, the property features 12 en suite bedrooms, a heated outdoor pool, spa, and a fire pit crafted from a steel Olympic torch from the 2002 Winter Games. The home is offered mostly furnished, promising a seamless transition for the new owners.

    A Property of Possibilities

Potential buyers face an enticing choice: maintain the property’s current function as a hotel, residing in the top-floor penthouse suite, or convert it into a luxurious single-family home. The sellers, ready for a new chapter as their children have grown and left, are eager to pass this piece of history to a new generation.

If the sale goes through at $31 million, it will mark the second-largest residential transaction in Park City in recent years, underscoring the property’s exceptional value and appeal.

Beyond the Slopes: Park City's Diverse Charm

Located just a block from Main Street and only 150 feet from the Quit’n Time ski run on Park City Mountain, this property offers unparalleled access to the area’s vibrant cultural and recreational scene. While Park City is renowned for its winter sports, the region’s allure extends year-round.

“There’s a lot of buzz and excitement in and around the Park City market,” says Hudgens. “It’s not just a winter destination; it’s an outstanding place to live with excellent school districts and a convenient location between Los Angeles and New York.”

The Washington School House’s new chapter promises not just a home but a lifestyle—where history and luxury converge in one of the most coveted locations in the country.
