    American Landmark Acquires Luxury Community in Metro Tampa, Plans $7 Million in Upgrades

    American Landmark Apartments, a prominent owner and manager of residential properties, has expanded its Florida portfolio with the acquisition of The Griffin, a 455-unit luxury community in Brandon, Fla. This property resulted from the merger of two neighboring communities: the 288-unit Courtney Trace and the 167-unit Addison. White Oak Partners sold the assets, as reported by Yardi Matrix.

    Spanning 23 acres, The Griffin offers one- to three-bedroom apartments, with sizes ranging from 822 to 1,570 square feet. The units are equipped with washers and dryers, catering to modern living standards. The community's common areas feature fitness centers, clubhouses, business centers, swimming pools, and nearly 600 parking spaces, according to Yardi Matrix data.

    American Landmark plans to invest $7 million into property enhancements, which will include upgrades such as LED lighting, electronic locks, and Wi-Fi-enabled thermostats across all units, elevating the community's tech-forward appeal.

    Situated at 1131 Courtney Trace Drive and 251 Annapolis Way, The Griffin is located just off Interstate 75, a short distance from downtown Brandon. The area offers convenient access to public transportation, with several bus stops within a mile, along with local amenities such as eateries and a nearby Walmart Supercenter.

    With this acquisition, American Landmark now owns and manages over 30 properties in Florida, including The Drake at Deerwood, a 322-unit community in Jacksonville, purchased last year.
