Three luxury penthouses in Midtown Manhattan, including one formerly owned by Rihanna, will be auctioned on November 13 with a minimum reserve bid of $30 million. These units, located in the Cassa Hotel and Residences at 70 W. 45th St., have been on and off the market for over a decade. Once listed for $50 million, they have housed celebrities like Rihanna, French Montana, and former New York Yankees star Rougned “Rougie” Odor between 2013 and 2021.

The auction, managed by Paramount Realty USA's Misha Haghani and Corcoran's Sebastian Lopera, offers the units individually with reserve bids ranging from $10 million to $12 million. Combined, the three units could form an expansive 8,000-square-foot triplex, although they lack outdoor space. The residences span floors 45 through 47, with an additional room on the 48th floor suitable for an office, gym, or studio. Altogether, they feature 13 bedrooms, 10 bathrooms, and three powder rooms. Assa Properties, the building's developer since 2010, is the seller.

Additionally, on October 30, a four-story penthouse at 16 Warren St. will be auctioned with a reserve of $4 million, down from its $6 million asking price in 2021. Managed by Paramount Realty and Wendy Maitland’s Atelier, the 3,381-square-foot residence boasts three bedrooms, 3½ baths, city views, 14-foot ceilings, and a chef’s kitchen. The penthouse includes a hot tub and outdoor kitchen.

Another high-profile property, a Times Square penthouse triplex at 247 W. 46th St., will go to auction on November 20 with a reserve of $7 million, significantly reduced from its $21 million asking price in 2015. Designed by architect Costas Kondylis in 2008, the 4,335-square-foot unit features four bedrooms, four baths, two powder rooms, and a 160-square-foot terrace with water views. Design elements include two floating staircases, 25-foot double-height ceilings, floor-to-ceiling corner windows, a wet bar, and crystal chandeliers. The seller, Dr. Paul Boskind—a psychologist, author, and Tony Award-winning producer—used the penthouse while producing shows on Broadway. Boskind also owns a 14th-century castle in Ireland, which is not part of the auction.
