    Canal Landing Subdivision Phase 1

    Site work has started for a neighborhood of 101 townhouses on Canal Drive, near West Quinault Avenue.

    The 7.42-acre property was previously rezoned and cleared of a garage structure make way for Canal Landing, a development by Canal Landing Opportunity and Ambience Homes.

    Tri-Rivers Excavating has started work on the first phase, which consists of installing utilities to serve the future neighborhood.

    Clearwater Lofts (update)

    The $4.5 million, 32-unit loft project is taking shape near Catholic Parish of the Holy Spirit in west Kennewick.

    The project is being developed by Zook Homez LLC, an arm of Smile a Mile Painting, and will include commercial space in addition to the residential lofts.

    The city of Kennewick approved building permits a year ago for both the residential structure and the commercial space.

    DKEI Architecture Services is the designer. Knutzen Engineering is the engineer.

    Moon Cafe (update)

    Foundations are being poured for Moon Cafe, a new restaurant starting to take shape near The Original Pancake House and Hampton Inn in Kennewick’s Southridge area.

    The city of Kennewick approved the building permits in June.

    The 3,077-square-foot restaurant is being built by Tiger Construction of West Richland. Baker Architecture is the designer.

    Dutch Bros

    Dutch Bros, the Oregon-based coffee chain, is expanding its presence in the Tri-Cities with a drive-thru near the West Richland municipal city shops complex.

    The project includes retail space for future tenants and is comparable to the Dutch Bros at Wellsian Way and Stevens Drive in Richland.

    Townhomes

    Keene and Albion

    MWIC Northwest TH LLC, a division of Salem, Ore.,-based Mountain West Investment Corp., is building a 137-unit townhome complex along Albion Street and Paradise Way.

    The project site is near The Heights at Red Mountain Ranch, a residential development.
