    Council to consider rezoning near Fox Lea Farm

    VENICE — The City Council has a full agenda for its first meeting following its summer break, and one item could attract a crowd — a proposed rezoning of the property north of Fox Lea Farm, a large equestrian facility.

    The land is overdue for rezoning, which is supposed to happen within a year of annexation.

    It comes before the Council Tuesday with a 5-1 Planning Commission recommendation of approval.

    Longtime Venice developer Mike Miller is one of the principals of Auburn Road FC LLC, which is seeking to have the 40 acres at 0 Auburn Road rezoned from Sarasota County Open-Use Estate to Venice Residential Single-Family 3.

    City RSF-3 zoning allows a maximum of 5 units per acre, but the Joint Planning and Interlocal Service Boundary Agreement between the city and the county limits density on the parcel to 3 units per acre.

    Auburn Road FC has plans for a 60-unit development, a density of 1.5 units per acre, to be called Cassata Oaks.

    Known as Murphy Oaks under a prior owner, the property had previously been proposed for development of 85 to 118 units, but failed to get City Council approval, largely due to concerns about its compatibility with Fox Lea.

    While acknowledging the land eventually is going to be developed, the internationally known horse show facility has expressed a variety of concerns about it, including the safety of riders and horses during construction; whether the project might cause runoff onto its property, or draw down the water table; and the risk of complaints from homeowners regarding the dust, odor and noise form its operations.

    However, the only issue before the Council Tuesday is whether Auburn Road FC has satisfied the conditions for rezoning.

    The rezoning will be considered beginning at 1:30 p.m. Tuesday.
