    Proposals sought for the future of the Smokies Stadium in Kodak as team moves to Knoxville

    KODAK, Tenn. (WATE) — The Tennessee Smokies have finished their final season at the Smokies Stadium in Kodak and the future of the stadium is now up for grabs.

    On September 30, the Sevierville Industrial Development Board (IDB) invited developers to place bids on the redevelopment of the Smokies Baseball stadium off I-40 in Sevier County. One developer will be selected to lead the redevelopment.

    The RFQ explains that since the stadium opened, several retail businesses have opened in the area , including McDonald’s, Cracker Barrel, Bass Pro Shop, Chop House Restaurant, Thunder Road Distillery, Harley Davidson Shop, and one of the World’s Largest Buc-ee’s . The proposals will be evaluated based on their job creation potential, market demand, and the highest economic and financial benefit to the area.

    “The successful developer will have demonstrated successful development experience with previous projects, proof of financial ability, and present a general concept of the proposed project. The award winner will begin negotiations with the IDB on a Development Agreement immediately upon selection,” reads the release.

    The RFQ also mentions that the IDB is open to proposals that involve demolition and new construction. Proposals are due at 4 p.m. on Friday, November 15, 2024. More details on how to submit a proposal can be found here . The Request for Qualifications (RFQ) lists December 16 as the tentative date for the notification of intent to award.

    The Tennessee Smokies will move to Knoxvillle in a new stadium for the 2025 baseball season , leaving behind the Smokies Stadium, which has been their home since 2000. The stadium and surrounding property are owned by the City of Sevierville and Sevier County, with the city retaining 70% ownership and the county holding the remaining 30%.
