    Property assessment freeze available for qualifying elderly residents

    Codington County homeowners age 65 before Jan. 1, 2024 and who have been a resident of South Dakota for at least a year may qualify for a property assessment freeze, which may lead to lower property taxes.

    The South Dakota Assessment Freeze for the Elderly & Disabled tax relief program is also available for any homeowner defined as disabled in 2023 by the Social Security Act.

    Other qualifying rules include:

    • Have lived in their home for 200 days in 2023
    • 2023 incomes of less than $40,290 for a single-member household or less than $51,801 for a household with more than one income.
    • The home involved must have a full and true value of less than $345,340.

    The enrollment deadline is March 28. as part of the county and consolidated boards of equalization meetings. The program allows the county director of equalization to roll the 2024 assessed value of your home back to its value in the year you turned 65 or became disabled.

    Application forms can be obtained and completed in the Codington County Treasurer’s office. Applicants must bring their 2023 income tax forms and proof of age or disability. Assistance in completing the forms will be available.
