    Developer proposes 25 new homes on Meetinghouse Road in Wells

    WELLS, Maine — A developer is proposing to build 25 new single-family homes on Meetinghouse Road.

    The property, comprised of 62 acres, is located near 463 and 733 Meetinghouse Road , according to town documents.

    Earlier this week, the Wells Planning Board scheduled a site walk on the property on Thursday, Aug. 1, at 5:30 p.m.

    Jason LaBonte of Home Innovations, LLC is the developer. LaBonte and his engineer, Craig Burgess, of Acorn Engineering, attended the Planning Board meeting on July 15.

    The project, called Brookside, calls for the homes to be built in a residential cluster on roughly 30 acres, with the remaining 32 acres on the site to remain as open space, according to the application.

    A private right-of-way is proposed for the development, as well as private septic installations and drilled wells.

    The site walk in August will be the second for the Planning Board. An earlier walk on June 13 did not prove adequate, given that the property was not correctly staked and flagged for the occasion, according to the minutes of the Planning Board’s meeting on June 17.

    The Planning Board received the pre-application and sketch plans for the project and first discussed them during a meeting on May 20.

    In other news, the Board on July 15 approved Dells Downeast , a subdivision calling for 13 new single-family homes to be built on land off 260 Hiltons Lane in the town’s Rural District.

    Paul Bisceglia owns the property. Patrick Johnson of JPS Surveying and Engineering saw the proposal through the town’s planning process.

    The homes will be built in a cluster on roughly 13 acres, according to town documents. The remaining 26 acres on the overall property – nearly 63% of it – will remain as open space.

    All housing lots will be served by individual drilled wells and on-site subsurface disposal systems.

    The project also calls for a 50-foot-wide private roadway off Hiltons Lane.

    The project has been a long time coming. The Planning Board first gave its preliminary approval for the project in the spring of 2021.
