BIG FLATS, N.Y. ( WETM ) — A new housing development is on the horizon in Big Flats, but before anything can be passed amendments need to be made to the local zoning laws.

According to an information sheet for the Soaring Heights Landing project, two, 4-story multi-unit buildings with 55 units each would be built at 83 Hammond St. in Big Flats.

The project calls for the demolition of the dilapidated industrial Agway building and says that doing this will stabilize property values in the surrounding areas.

The buildings would have a designated parking area, fire hydrants, sidewalks, and a recreational area all combining to a land area of 5.776 acres.

The Soaring Heights Landing project plans to have amble access to fire and emergency vehicles while having around 220 parking spaces.

Income ranges for the units would be catered to those making between $36,000 and $86,400 annually.

Much more information about the project was provided but nothing has been voted on yet by the town board.

A meeting is scheduled for Wednesday, Sept. 11, at 4:30 p.m. to discuss amendments to the zoning laws in the area. The document says a planned multi-unit residential development shall achieve maximum choice at all economic levels in the types of environment, occupancy, housing, lot sizes, and community facilities.

The documents said the project is requesting three area variances to the zoning code. One to exceed ten dwelling units per acre, another variance to increase the minimum lot area per dwelling unit, and a third variance to exceed the total height from three stories to four stories.

The public is encouraged to go to the meeting for public comment regarding the proposal.

I’ll bet that soil is contaminated from the years that the Agway plant was there… I wonder who’s going to pay for that cleanup??
