    Affordable Housing Across From City Hall Moving Forward

    Documents show that a mixed-use affordable-housing structure in downtown Atlanta that has been several years in the making is taking steps forward.

    According to a recent building permit application for the Trinity Central Flats project, “the site will be prepared for a 206,810-square-foot mixed use development adjacent to an existing parking deck.”

    Trinity Central Flats would rise at the corner of Trinity and Central avenues, across from Atlanta City Hall.

    The project from Radiant Development Partners and Capitol Hill Neighborhood Development Corporation would contain 219 residential units and 6,721 square feet of ground-floor retail space. This amount of retail space is a slight decrease from the original 7,500 square feet that was originally envisioned for the project. Amenities could include a fitness center, bike storage and coworking space.

    An urban garden is also proposed for the rooftop of the parking deck, along with what would be the state’s largest solar array atop a multifamily development, documents from Invest Atlanta indicate.

    SSOE Group is the architecture and engineering firm working on the project.

    Radiant Development Partners is an Atlanta-based real estate firm focused on developing equitable and diverse housing options. Capitol Hill Neighborhood Development Corporation was formed by the leadership of three churches in downtown’s Capitol Hill area: Central Presbyterian Church , The Catholic Shrine of the Immaculate Conception and Trinity United Methodist Church .

    The total cost for development of Trinity Central Flats is approximately $68 million. It is projected to be complete in 2026 .
