    N.H. lake home, on for $625k, gives off rustic Craftsman vibe

    If you felt like the only person on social media without a N.H. lake house this summer, here’s your chance.

    A nearly hidden driveway leads to 320 Village Road in Wilmot, N.H., the perfect setting for making a splash without a lot of cash. Measuring 938 square feet, the two-bed, one-bath home, which is set on a half acre, is surrounded by tall pine trees and tucked on a peninsula on Chase Pond.

    The vacation home is on the market for $625,000.

    Ideal for any outdoor enthusiast, the home, which was built in 1930, is also perfect for anyone who wants to just curl up by a fireplace after a day of skiing. Ragged Mountain Resort is less than 30 minutes away.

    “The house is in immaculate condition,” said Margaret Weathers of Four Seasons Sotheby’s International Realty, who has the listing.

    Climb the front steps to the entry, which welcomes guests with elegant hardwood floors and jewel-tone walls. To the immediate left, a staircase leads up to an extra room lovingly referred to as the “treehouse.” The elevated space has a view of the pond and is perfect for a pull-out couch for guests, or even as an office space.

    Back on the first floor, you’ll find a bathroom with a shower in the front hallway. Continue on into the kitchen and dining area, which features a bright window overlooking the pond. In the kitchen, there is elegant cabinetry with glass cupboards and space for a small dining table. A closet on the opposite wall contains a washer and dryer, which are included in the sale.

    Off the kitchen, you’ll find the primary bedroom, which allows the resident to look out at the pond at sunset from bed.

    The living room, found off the kitchen, extends the entire width of the home. On one side, a beautiful fieldstone fireplace has been converted to gas, while the front wall contains two glass sliders that stream in natural sunlight. A ladder next to the fireplace leads up to the second lofted space, which could easily serve as a third bedroom. A peaked wooden ceiling and a view of the living room below embrace the “treehouse” feel of the space. The loft also has a view of the pond from the gable windows above the sliders below.

    “So from every room, you get a different perspective of the pond,” Weathers said.

    Step out from the slider to the green deck, which Weathers estimates measures around 250 square feet. Lined with benches for extra seating, the deck feels as if it’s perched right on the waterfront.

    “The property feels larger thanks to the 39-acre pond behind you,” Weathers said. Steps down from the deck lead to the long dock over the water.

    While Chase Pond does not permit motorized boats, it’s ideal for kayaking, canoeing, and swimming. Nearby Pleasant Lake does permit motorized boats, however.

    Equipped for year-round use, this N.H. home has a new roof and septic system. While the home technically has three bedrooms, it can be advertised only as a two-bedroom home because of the septic system certification.
