Cities with the most expensive rent in Middle Tennessee

NASHVILLE, Tenn. (WKRN) — Several Middle Tennessee cities have rental rates higher than the state median, a new report states.

According to a rental report from Zumper , Franklin, Nashville, Spring Hill, Murfreesboro and Gallatin have all seen rates for one-bedroom apartments exceed the state median in the last month.

Zumper analyzed active listings last month across metro cities to show the most and least expensive cities and cities with the fastest-growing rents.

The median rent for a one-bedroom apartment in Tennessee was $1,181 last month, per the report.

By comparison, the median price for a one-bedroom apartment in these cities was:

• Franklin – $1,830
• Nashville – $1,710
• Spring Hill – $1,440
• Murfreesboro – $1,350
• Gallatin – $1, 270

By contrast, Cookeville came in with the least expensive median rent at $800, followed by Clarksville at $970, per the report.

Year over year, Clarksville saw the fastest-growing rental rate, Zumper said, with rates up 9% since the same time last year. But Franklin also saw rent climb 5.2%, making it the second-fastest growing rate. Spring Hill came third with a 2.9% increase.

For the same timeframe, Nashville one-bedroom rates decreased 5.5%, according to the Zumper report, the third-largest decrease. Cookeville rates decreased 5.9% from last year, but the largest decrease was Gallatin with a 12.4% decrease.
