    These Middle Tennessee cities have most expensive 1-bedroom rental rates

    NASHVILLE, Tenn. (WKRN) — Over the last month, several Middle Tennessee cities have seen rental rates for one-bedroom apartments rise above the state median.

    According to a Zumper monthly report , the median rent for a one-bedroom apartment in Tennessee $1,193 per month last month.

    Only one metro city analyzed had a monthly rent under that median figure, per the report.

    Monthly one-bedroom rent for metro cities in Middle Tennessee was:

    • Franklin: $1,850
    • Nashville: $1,700
    • Lebanon: $1,390
    • Murfreesboro: $1,370
    • Hendersonville: $1,310
    • Gallatin: $1,270
    • Clarksville: $990

    According to Zumper, the Clarksville price had the biggest increase year-over-year with 8.8%, followed by Franklin at 7.6%, Lebanon at 3% and Murfreesboro at 0.5%.

    Places that saw a decrease in price were Gallatin at 9.9%, Hendersonville at 5.1%, and Nashville at 4.5%.

    Month-to-month, Hendersonville saw the largest growth rate, up 3.1%, followed by Clarksville at 2.1% and Murfreesboro third with a 1.5% increase last month.

    According to Crystal Chen with Zumper, the monthly rent reports are created using aggregated data from over one million active listings. These aggregate reports look at median asking rents for the top 100 cities by population, as well as nearly 300 additional cities within major metro areas.

    The data is sourced through a combination of proprietary listings posted by landlords and brokers through Zumper’s Landlord Platform and third-party listings received from MLS providers, Chen told News 2.

    “Our team verifies listings posted directly to Zumper so we are able to provide an extremely accurate set of inventory and ensure the best apartment search experience for users,” she said.
