    Woodbridge Office Complex Sells in $11 Million Deal

    WOODBRIDGE, NJ — The ‘900 on Nine’ office complex, a very visible Route 9 landmark, recently changed hands for $11 million, according to the firm that brokered the deal.

    The six-story, 112,700-square-foot office building called ‘900 on 9’ – which, as its name suggests, is at 900 Route 9 North – sits on 5.7-acres next to St. James Cemetery, and along the busy state highway.

    Canadian-based Colliers , a professional services and management firm, facilitated the $11 million deal on behalf of the seller, TFE Properties of East Windsor. The office building’s New York-based buyer was not identified in the firm's prepared statement.

    A team from Colliers’ local office in Woodbridge – including vice-chair Jacklene Chesler, vice president Patrick Norris, and directors Philippe Jomphe and Matthew Cohen brokered the sale in conjunction with Ten-X , an online commercial real estate platform.

    The six-story office building, with a dark glass exterior and more than 500 parking spaces, was roughly 54% occupied at the time of the sale, with tenants that included Onyx Equities, the NIP Group, Toshiba and more.

    “Despite the headwinds with suburban offices, well located, quality office assets continue to draw strong interest from investors and users. 900 on Nine benefits from its proximity to major arterial roadways, Metropark and strong talent pool,” said Chesler in her firm’s statement.
