    6-story apartment building proposed on site of Park Ave. car dealership

    WORCESTER — The owner of a Park Avenue car dealership and auto services business is proposing a six-story mixed-use apartment project with 40 units on the site of the car dealership.

    The proposed apartment building at 487 Park Ave. would have café space and a specialized electric vehicle inspection and repair space on the first floor. Floors two through six would contain 40 two-bedroom units.

    The property is close to Clark University.

    According to documents submitted to the Zoning Board of Appeals by Graves Engineering Inc., property owner Gjinko Realty LLC plans to raze the car dealership, Olsi Auto Sales.

    Along with electric vehicle inspections, the Zoning Board documents report that the repair space would offer fixes for lights, tires and safety items for electric vehicles.

    State records show Gjinko Realty LLC is managed by Olsi Gjinko, the owner of the car dealership. The limited liability company has owned the property since 2012.

    Listed amenities would include designated electric vehicle parking with charging stations, a gym, a rooftop garden and recreational areas. The development team is also considering green project features such as rooftop solar panels, geothermal systems for heating and cooling and a roof runoff collection tank.

    Graves Engineering is requesting a parking variance to receive relief for about 5.6 square feet of the required 200 square feet of frontage and for 13 parking spots. The project would have 34 parking spots if the variance is granted.

    On Monday, the Zoning Board of Appeals postponed hearing the parking variance to its June 3 meeting.

    The project also needs to go to the Planning Board for a definitive site plan and inclusionary zoning approvals and to the Conservation Commission.
