    Large mixed-use development planned for Boiling Springs

    BOILING SPRINGS, S.C. (WSPA) — At 300 Rainbow Lake Road in Boiling Springs, something big is on the horizon.

    Paradigm Atlantic Management Group told 7NEWS they are currently constructing Libertas Academy, an approximately 75,000 square foot tuition-free charter school, that will serve grades K-6.

    Developers said the school is one just part of a large development plan, called “ Essentia .” The new community will be built on 110 acres and will include more than 300 townhomes, 655 units of multi-family housing, 233 senior living units along with 79,000 square feet of commercial space for business.

    Residents like Jacob Daniels said Rainbow Lake Road has the space to support this growth.

    “There is a lot of open land here that you can put things up for people, you could say nothing stays the same, eventually this empty land, something is going to be there homes or business.”

    Daniels said he supports the development as long as the changes make a positive impact.

    “I think homes are eventually going to be built here regardless and as long as they build things that help people it’s always a good thing.”

    Daniels added the development is also a good thing for nearby businesses.

    “Charter schools… these parents that come pick up their kids, and Walmart is right there, you have Ingles down the street, so it will bring them more business to have these people come to this area to pick up their children.”

    Daniels said it will help small business as well, like Rainbow Corner in Boiling springs, “this gas station, you bring homes there, they bring in more money, it helps them out.”

    Developers say Spartanburg County is currently reviewing the plans for Essentia.

    This is BS, you can’t widen the damn roads. Stop building more homes!!! Never in all my life did it take almost 30 mins to get to rainbow lake road from parris bridge rd. When my homes paid off in 8 yrs I’m turning it into a rental and going somewhere there’s no people. Get ready local government officials I’m voting you all out before I leave.

    The traffic is getting ridiculous in BS, you cannot build that many housing units and a school and it be positive for the community. Boiling Springs is the next Woodruff road. The county needs to require the developers to pay for the infrastructure to support the development instead of degrading the quality of life for the current resident or raising taxes when the developers walk away with a load of money.
