    Braintree hearings start soon on new pitch for apartments at South Shore Plaza. What to know

    BRAINTREE − A Braintree board this month will kick off renewed discussions to bring hundreds of apartments to the South Shore Plaza property.

    The proposal will be on the Aug. 13 planning board meeting agenda, a spokesperson for the project said. A week before that, developer ZOM Living will host one more community meet-and-greet event.

    The developer held six similar events throughout June and July to familiarize the community with the $140 million project.

    ZOM is pitching The Residences at South Shore, a 325-unit apartment complex in a four-story building between South Shore Plaza Road and Lakeside Drive, on the southeastern portion of the Simon mall property. As part of the project, but not to be developed by ZOM, is a 16,000-square-foot commercial space where the former 99 Restaurant sat.

    The apartment complex would also have an internal parking garage, a pool for residents and a walking and biking path for the public. A gate on Lakeside Drive that separates the nearby neighborhood from the property will be used for emergency calls only.

    ZOM withdrew the third version of its plans to build apartments at South Shore Plaza almost exactly one year ago. The developer began the proposal with nearly 500, but whittled it down to 295 apartments after members of the public came out against the project, including the mayor at the time, Charles Kokoros. He was defeated by Erin Joyce in last year’s election.

    Half of the apartments in this latest proposal would be one-bedroom units, 36 would be studios and 127 would be two-bedroom units.

    The developer is proposing that 10% of the apartments would be rented at below-market rates: about $2,122 a month for a studio, $2,394 for a one-bedroom and $2,657 for a two-bedroom, according to a FAQ on the project’s website that used estimations that are subject to change.

    The next community meeting hosted by ZOM is scheduled for Aug. 7 from 10:30 a.m. to 12:30 p.m. at American Legion Post 86 at 435 Washington St.

    The planning board meeting is scheduled for 7 p.m. at Cahill Auditorium at town hall.
