Bagel shop returns to its roots with new Southtowns site
A Southtowns bagel shop is expanding with a second location.<\p> Bagel Jar expects to open in September at 9 E. Union St. in Hamburg, where Haak’s Cakes is closing its doors on Aug 1. Bagel Jar, owned by Morgan and John Popple, opened its first retail site in early 2023 at 6940 Erie Road in Derby at the Tops Plaza. <\p>
Town reverses course on cannabis — for businesses' sake
The Town of Niagara, which previously opted out of having adult-use cannabis dispensaries, is now on board with legal weed.<\p> The town opted out in 2020, meaning state-licensed cannabis businesses couldn’t do business there, according to town supervisor Sylvia Virtuoso. That was under different board leadership, including previous Town supervisor Lee Wallace, who did not seek a third term after his ninth year in office last year. <\p>
Nonprofit completes $1.35M renovation of former Canisius building
A building at 2365 Main St. has begun the third chapter of its 123-year life as the new administrative offices for the Buffalo Federation of Neighborhood Centers.<\p> The building was constructed as an Oldsmobile dealership in 1921, then purchased by Canisius College in 1999 and renovated into Demerly Hall. <\p>
New model home in Clarence sells for over $1M
June is nearing double-digit totals for million-dollar home sales.<\p> Most recently, Natale Building Corp. sold 9814 Longleaf Trail, Clarence, for $1.5 million to Eric and Anna Palumbo of Dunedin, Florida, according to June 18 filings with the Erie County clerk’s office.<\p>

Ellicottville hotel/restaurant to reopen this fall under new owners
Visitors to Ellicottville’s ski country will have a new option for a drink, a meal and a night’s rest this season when the Lincoln opens at 6089 Route 219 – across the street from Holiday Valley Resort.<\p> The former Telemark Hotel has been converted to a high-end boutique motel with 12 rooms and two Airbnb suites. The adjacent restaurant, which previously operated as Slopeside and Cadillac Jack’s, will reopen as Pour Taproom Ellicottville as the Buffalo-based company expands south. <\p>

3 Buffalo apartment buildings sold for $6.05M
Three apartment buildings that once belonged to Canisius University have been sold for $6.05 million.<\p> 2075 Main Street LLC sold the former Griffin Hall and Main-Humboldt townhomes at 2075 and 2079 Main St. to an affiliate of Birgo, a Pittsburgh-based real estate firm, according to Chris Greco of Greco Real Estate, who brokered the deal.<\p>
IRS announces when payments on ERC claims will resume
The Internal Revenue Service plans to deny tens of thousands of improper Employee Retention Credit applications even as it promises to renew processing legitimate claims.<\p> The agency in an announcement this week said it had taken the time since its Sept. 14 moratorium on processing new ERC applications to analyze the more than 1 million ERC claims filed in 2023 — and found that between 60% and 70% showed an unacceptable level of risk.<\p>
Buyer announces plan for former TLC-Lake Shore hospital
The buyer of the former TLC-Lakeshore Health Care Center in Irving has announced plans for a 100+ bed behavioral and mental health facility, providing addiction recovery and treatment services.<\p> Brooks-TLC Health System signed a deal this spring with Northeast Medical for the hospital campus, which has been closed since early 2020. Terms of the deal were not disclosed.<\p>

Less than 10% of office stock in major metros considered 'prime' space
Less than 10% of the office space across some of the nation's major metropolitan markets is considered "prime" real estate, the type of property today's tenants prefer.<\p> A recent analysis by CBRE Group Inc. (NYSE: CBRE), the findings of which were shared first with The Business Journals, found 830 buildings across 57 cities analyzed could be categorized as "prime" properties, representing 8% of all office square footage in those markets. Although the definition of "prime" can vary by market, sometimes dramatically, the analysis set out to identify the highest-quality buildings in each city and examine how that segment of the market is performing relative to the broader office sector.<\p>
