    Luxury Forum Flats Apartments Opens in Troy

    Forum Flats Apartments in Troy will open this month offering 200 luxury units complemented by a state-of-the-art fitness center, a pool, a tenant lounge, a dog park and pet spa, and an outdoor lounge area.

    Located at 295 Kits Blvd. (southwest of I-75 and Livernois Road), the project was developed by a joint venture between two Michigan owned and operated companies, Cypress Partners and Douglas Capital Partners.

    The apartment community is comprised of three separate, three-story buildings, with the first set in the former 100,000-square-foot office space previously utilized by Kelly Services. The 90-unit building has been designed to provide an elevated resort style quality living experience.

    The two additional buildings comprised of 55 units each are set to open in early summer of 2024. These buildings have been constructed from the ground up and are located adjacent to the first building.

    Prospective residents can choose from a variety of open concept floor plans, including a studio, one-bedroom, one-bedroom plus den, two-bedroom, or two-bedroom plus den. Rents start at $1,625, depending on the floor plan selected.

    Construction, which was led by the development team at Cypress Partners, designed by Royal Oak-based Krieger Klatt Architects, and contracted by Tower Construction, began in December of 2022.

    The apartments include wood-style flooring in each unit, floor-to-ceiling windows, while kitchens feature white shaker-style cabinetry, quartz countertops, and state-of-the-art stainless-steel Whirlpool appliances.

    In addition, there’s spacious walk-in closets featuring built-in shelving, central air conditioning and heating, a private patio or balcony, and in-home laundry.  On-site and secured parking is available, electrical vehicle charging stations, bike storage, additional on-site storage units, and for those seeking added convenience, attached garages and carports are also an option.

    There’s also a clubroom, an outdoor fireside lounge complete with grilling and outdoor dining areas, and cabanas near the heated swimming pool. The 24-hour fitness center includes the latest equipment and a yoga studio, and there’s 24/7 concierge services, on-site maintenance, and planned social activities for residents, year-round.

    Pre-leasing is now available, and Forum Flats also offers exclusive leasing incentives for early applicants. Individuals who apply or rent by April 15 will receive a $1,000 discount, which can be applied to their first initial payment.

    In addition, Forum Flats offers discounts for health care workers as part of their preferred employer program which waives application fees, waives lease administration fees, and offers a lower security deposit of $150 with approved credit.
