    Mixed-use Ava Roasteria Center begins renting apartments on Tigard's Main Street

    The Ava Roasteria Center mixed-use building project on Tigard’s Main Street — a three-story complex that includes 22 apartments and a variety of future Ava Coffee’s operations – has begun renting out space in the building.

    Urban Living at Fanno Creek, at 12547 S.W. Main St., will be the first residential space available on the street. While Main Street Village Apartments are a stone’s throw away, it is technically off of Maplewood Drive.

    “We have a total of 22 units on the top two floors, 11 on each floor, each with a unique floor plan, ideal for commuters and those who want to work from home,” said Amy Saberiyan, an Ava Roasteria owner. “We started renting about a month ago and have a few tenants already.”

    In addition to touting access to local eating hotspots — Cooper Mountain Ale Works is located kitty corner — the complex is two blocks away from the Tigard Transit Center with access to TriMet buses and WES commuter rail.

    In addition to a variety of amenities, Saberiyan said the new apartments have safety measures “such as electronic access control for the main entrance to the apartment's lobby, elevator to access second and third floor (and) noise control features built in during construction.”

    The studio, one-bedroom and one-bedroom-plus-office apartments range from $1,510 to $2,200 per month.

    The mixed-use site includes a plaza that overlooks greenspace and Fanno Creek.

    Currently, an open house for renters is ongoing every Wednesday, Saturday and Sunday from 11 a.m. to 2 p.m.

    Meanwhile, retail spaces on the first floor are under construction to house Ava Roasteria’s future multi-functional businesses, including an Ava Roasteria coffee shop. Also on that first floor will be an Ava Roasteria bakery and a Roastery coffee cocktail bar.

    In February, the coffee franchise opened its first Roastery by Ava coffee cocktail bar in downtown Beaverton.

    “We are going through the tenant improvement phase and (are) excited to start our operation this coming fall,” Saberiyan said of the retail portion of the project.

    The long-time-coming project is a partnership between the Town Center Development Agency and Ava Roasteria.

    “The new mixed-use development on Main Street marks a significant milestone for downtown Tigard. With retail spaces on the ground floor and urban living above, this project embodies our vision for a thriving, walkable downtown where residents can live, work, and engage with the community in one vibrant location,” said Danelle Hauther, Tigard economic development manager. “It's a crucial step toward boosting the economic vitality of our city while preserving the unique character that defines downtown Tigard.”

    At three stories, the Ava Roasteria building is not only the tallest building on Tigard's Main Street but also is the street’s first mixed-use development.

    Tigard broke ground on Ava Roasteria Center in December 2022 in a “brownfields” area of Main Street.

    Brownfields are properties whose redevelopment or reuse is hindered by the presence of potentially hazardous substances, which in this case have now been cleaned up.
